We firmly believe that an online valuation does not take into consideration all the factors that could impact your property’s selling value. An online valuation looks at the last few prices that properties have sold at in your area and the number of rooms in the property. It does not consider the condition of your property, the demand in your area for homes and any extra features your property may have.

Book your FREE property valuationWhen you wish to proceed, you will sign the Agency Agreements. We will then arrange a professional photographer to visit the property at a time that suits you. We will prepare your property for marketing using the professional photographs, EPC and floorplans. After this we will then use traditional and digital marketing to ensure that your property is seen by all the right people.
We will then assist with the viewings of the property. Unless you specifically want to do viewings, we are more than happy to take on all viewings. We find that assisted viewings work in your favour.
We also accommodate open house events; most sellers will spend a few hours away from their home while we take on viewings. This is often preferable to having single viewings spread over various days and time. It is easier to prepare the property so that it looks its best ahead of viewings if they are consolidated into one date. Open houses are designed to maximise interest in a property. Provided the event goes well, a bidding war often strengthens the seller’s position leading to great offers.
When you receive an offer, we will then negotiate on your behalf and on your instruction achieve the best possible outcome.
Once an offer has been accepted, you will need to instruct a solicitor. Meridian Estates can recommend an experienced, local solicitor at preferred rates to handle your conveyancing.
As long as the mortgage offer has been received and cleared funds placed with your buyer’s solicitor, a convenient date can be agreed upon for the exchange of contracts. An exchange of contracts cannot take place until a completion date has been mutually agreed between both parties. Our sales progression team will communicate with all parties to keep things moving, making the entire process as smooth as possible.
Both lawyers acting for the seller and the buyer will complete their final checks. The buyer’s lawyer will then place the balance of purchase money into the banking system and transfer to the seller’s lawyer. The seller’s lawyer receives the funds and then confirms completion with the buyer’s lawyer, pays any secured charges and any estate agent fee. The buyer will then be notified that completion has taken place and can take possession and move into the property.
